Downtown premises, and everything around them

Shops, bars, restaurants, professional suites, clinics and light industrial across Athens. Maintained on a schedule, with a written record for every unit, and worked on when you are not trading.

01 — On the roof

What a packaged unit is made of

If you have ever wondered what the box on your roof actually contains, this is it. Five parts, five different failure modes, and all of them visible on a routine visit.

A packaged rooftop unit with its service panels open, showing the blower and belt drive, the economiser dampers and actuator, the compressor compartment, filters and the condensate connection.
  1. The blower and belt driveBelts polish and stretch, sheaves wear, and airflow drops long before anything alarms. Nothing tells you this has happened except somebody measuring it.
  2. The economiserDampers that bring in outside air when it is cooler than the air indoors. Actuators die and linkages seize, and a stuck economiser either wastes a great deal of energy or delivers no fresh air at all. It is the item most often skipped.
  3. The compressor compartmentContactors, capacitors and the compressor itself. Pitted contacts make heat, heat makes more pitting, and eventually the compressor is starting through a bad connection.
  4. FiltersSizes go on the unit and on the record, so a replacement set can be ordered without sending somebody back up to measure.
  5. The condensate connection and the curbWhere water leaves, and what the whole unit is sitting on. The curb is a roofing item rather than ours, and a unit replacement is the one moment it is accessible — so we photograph it and tell you.

Pin positions are illustrative and will be adjusted to the final photograph.

02 — Premises

The buildings we look after

Bars, restaurants and retail

Downtown Athens has a lot of old buildings doing a lot of trade in them. Door heat losses, rooms that fill up and heat up in twenty minutes, and kitchens pulling harder than their make-up air can supply.

  • Extract and make-up air measured, not guessed at
  • Work scheduled around opening hours as a matter of course
  • Units in awkward places, which is most of them

Suites, clinics and light industrial

Professional offices, medical and dental practices, workshops and small warehousing. Zone complaints, after-hours running, filtration and outside-air rates that are written down rather than assumed.

  • A record per unit, not a tick against the site
  • Server and comms room cooling with a real failure plan
  • Control schedules documented before anybody changes them
03 — Kitchens

Why the dining room is hot when the kitchen is fine

A hood that pulls hard without enough make-up air puts the whole building under negative pressure. Doors get heavy, the front of house pulls hot outside air through every gap it can find, and the air conditioning spends the evening losing an argument with the kitchen.

It arrives as a comfort complaint about the dining room and gets treated as a cooling fault, which it is not. We measure it. Where the answer is make-up air rather than more cooling, that is what we will tell you, even though it is the less profitable sentence.

Hood cleaning and fire suppression are separate trades with their own certifications. We do not claim them; we tell you what we see and who should look at it.

04 — Terms

Three things we will not put in a contract

  • A guaranteed response time in hoursWe will tell you where you are in the queue and we will call back. A printed number of hours gets broken on the first genuinely hot Saturday, which is precisely when you would be relying on it.
  • A percentage off your energy billA seized economiser costs real money and fixing it helps. What that is worth depends on your tariff, your hours and your building, so the figure comes after the survey.
  • Work that belongs to another tradeRoofing, structure, hood cleaning, fire suppression and electrical distribution beyond our isolators. We photograph what we find and tell you who to call.
